Overview

New construction of two modern townhomes on an urban Coconut Grove site — each with open-plan living areas, private outdoor spaces, and complete interior finish-out from design through construction.

Focus

Make a narrow townhouse format feel spacious, light-filled, and connected to the outdoors — two independent homes that live larger than their footprint suggests.

Result

Two refined residences with open-plan kitchens and living areas, private pools and patios, and durable construction designed for long-term South Florida living.

Living Areas

Large central islands anchor each kitchen — light wood cabinetry, quartz waterfall-edge countertops, integrated appliances, and pendant lighting above. The kitchen opens directly to the living area and outdoor patio, making the ground floor one continuous space for cooking, dining, and daily life. Neutral flooring, recessed lighting, and custom built-ins keep the main level calm and functional — spacious without feeling empty.

Primary Suite|Secondary Spaces

Primary suites on the upper floors are positioned for privacy and light — walk-in showers, freestanding tubs, clean-lined wood vanities, and large-format tile throughout. Secondary bedrooms are sized and positioned to work as a family bedroom, guest room, or home office depending on how the owners use them. A laundry with sink and storage is tucked into an upstairs closet.

Indoor|Outdoor

Private patios and pools extend the living areas outdoors, sheltered by landscape and privacy walls. Large sliding glass doors connect each home to its outdoor space — making inside and outside feel like one continuous environment rather than two separate ones.

Construction & Performance

Built for South Florida's climate — impact-rated windows and doors throughout, fire-rated separation between units, efficient mechanical systems, and materials selected specifically for durability and low maintenance in a coastal environment. These decisions were made in the design phase, not as afterthoughts — which is what makes them hold up.
